Rose Cottage – House Rules & Booking Terms
Thank you for considering Rose Cottage at Belmont Shore for your stay. To keep the home in excellent condition and ensure a great experience for everyone, please carefully read and agree to the following terms before booking.
1. Booking Requirements, Security Hold & Fees
• A signed rental agreement is required for all reservations.
• You must provide a complete list of all guests’ full names and ages prior to arrival.
• You must provide the car make, model, and license plate number for any vehicle parked in the garage.
• Government-issued ID verification is required for the primary guest.
• A security hold equal to 10% of the total reservation amount will be placed on the card on file. This is a hold, not an upfront charge, but may be used for damages or rule violations as outlined below.
• A standard cleaning fee of 200 USD is automatically added to every reservation, in addition to the nightly rate.
• If the property is left in excessively dirty condition (including but not limited to heavy trash, spills, stains, or pet messes) or if items are broken, missing, or damaged, additional cleaning and/or replacement fees will be charged to the card on file, starting at 100 USD.
• The primary guest (the person who books and signs the agreement) must be at least 25 years old and must be present for the entire stay.
• All overnight guests must be declared in advance. Any unregistered overnight guest will incur an additional fee of 75 USD per person, per night, charged to the card on file.
• It is strongly recommended that guests purchase travel insurance to protect against unexpected cancellations, delays, or interruptions to their trip.
By booking, you acknowledge and agree to all fees, holds, and guest registration requirements listed above.
2. No Smoking or Vaping
• Smoking or vaping of any kind is strictly prohibited inside the house.
• If you smoke outside, please dispose of cigarette butts and other waste properly.
• Evidence of smoking or vaping inside the home will result in additional cleaning charges and potential odor-remediation fees.
3. Parking & Garage Use
• The property includes a small one-car garage that can accommodate up to a small SUV.
• Additional street parking may be available but is not guaranteed and is subject to city regulations. Please observe all posted signs and restrictions.
4. Pets & Pet Fees
• Well-behaved pets are welcome with prior approval.
• There is a one-time pet fee of 100 USD per pet, per stay, which will be added to your reservation.
• Unauthorized pets may result in additional cleaning fees and/or cancellation of your stay without refund.
5. Pet Etiquette
• Please pick up after your pets at all times and dispose of waste properly in outdoor trash bins.
• Pet waste bags are provided for your convenience; please use them.
• To protect the furniture, please use the provided pet throws on the sofas and any other seating if your pet likes to lounge.
• Excessive pet hair, stains, or damage may result in additional cleaning or repair charges.
6. Quiet Hours & Neighbor Respect
• Please be considerate of our neighbors at all times.
• Quiet hours are from 10:00 pm to 8:00 am.
• Loud music, parties, or disruptive behavior are not permitted and may result in immediate termination of your stay without refund and possible fines.
7. Trash & Recycling
• Regular trash day is Tuesday.
• Trash and recycling bins are located in the alley just outside of the garage.
• If you need to take out trash during your stay, bins are located in the alley just outside of the garage.
8. Starter Supplies & Longer Stays
• A starter supply of essentials is provided, including (but not limited to) coffee and tea, basic laundry supplies, shampoo, conditioner, and body wash.
• These are meant as a starter pack; for longer stays, guests may need to purchase additional supplies.
• For extended stays, we can arrange an optional mid-stay cleaning and supply refresh for an additional fee. Please inquire in advance to schedule.
9. Check-In & Check-Out
• Standard check-in time is 4:00 pm.
• Standard check-out time is 11:00 am.
• Early check-in or late check-out may be possible but is not guaranteed and depends on same-day turnover and cleaning schedules.
• If housekeeping arrives after the agreed check-out time and you have not vacated the property, a late check-out fee of 50 USD will be charged to the card on file, and additional charges may apply if cleaners are delayed.
10. Mid-Stay Cleaning (Optional)
• For longer stays, a mid-stay cleaning service can be arranged for an additional fee.
• This can include fresh linens, towels, and a replenishment of basic supplies. Please request this service at least 48 hours in advance.
11. Security & Privacy
• The home is equipped with digital smart locks. You will receive a unique door code that is valid only for the duration of your stay.
• For safety and security, exterior cameras are installed at the front door and near the garage only.
• There are no cameras or recording devices inside the house, and we respect your privacy at all times.
• Tampering with cameras, WiFi, or locks is strictly prohibited and may result in immediate termination of your stay.
12. Heating & Air Conditioning
• To keep our HVAC system running efficiently and reliably, please do not set the AC below 70°F or above 75°F.
• Failure to follow these guidelines may cause system strain or damage and can result in additional charges for repairs if misuse is evident.
13. Updates, Décor & Furnishings
• We continuously work to maintain Rose Cottage to a high standard of comfort and cleanliness.
• From time to time, furnishings, décor, photos, kitchen items, or beach gear may be updated, replaced, or relocated.
• As a result, certain items or their placement may differ slightly from listing photos at the time of your stay. These normal updates do not constitute grounds for cancellation or refund.
